Under the net lease structure, tenants are typically responsible for most or all property-level operating expenses, while Realty Income receives contractually defined rental payments, many of which include embedded rent escalations.
As of December 31, 2025, the company's portfolio comprised over 15,500 properties across all 50 U.S. states, the United Kingdom, and eight other European countries. Realty Income finances operations through long-term debt, equity, and capital recycling, and has increased its dividend for over 31 consecutive years, maintaining membership in the S&P 500 Dividend Aristocrats index.
